How many candidates will be invited for a viewing?

For a viewing event, a maximum number of candidates will be invited. For a flat, 50 interested candidates are invited, and for a studio, 45. This is how we do it, so that all candidates can have a look and start making a choice at once.

De Huissleutel works with a maximum number of candidates who can register for the viewing moment. Unfortunately, we have to let you know that the viewing moment is full. Do you want to qualify for unseen renting? Send us an e-mail about the property in question for the possibilities.

Are there income requirements when renting a home?

Yes. You must earn a gross monthly income yourself or together with your partner that is three times higher than the total rent (including all the costs stated in the rentalprice). Your appointment must also be permanent. Do you deviate from that? Then you provide details of guarantors (does not necessarily have to be the parent/guardian). Guarantors must be able to bear their own burdens and yours. Would you like to discuss other options? Please explain this in your motivation letter.

Calculation example:

Rent is 1.000 EUR, you must then earn a joint gross income of 3.000 EUR to be eligible for the home.

Do you deviate from this or do you not yet have a permanent appointment? Then you must use guarantors.

*For students, student finance/loans are counted as income. You must, however, use guarantors.

As a student without a fixed income, can I still get a home?

Yes. You must earn a gross monthly income yourself or together with your partner that is three times higher than the total rent (including all the costs stated in the rentalprice). Your appointment must also be permanent. Do you deviate from that? Then you provide details of guarantors (does not necessarily have to be the parent/guardian). Guarantors must be able to bear their own burdens and yours. Would you like to discuss other options? Please explain this in your motivation letter.

What is a guarantor?

You must earn a gross monthly income yourself or together with your partner that is three times higher than the total rent (including the costs stated in the rentalprice). Your employee contract must also be permanent. Do you deviate from that? Then you provide details of guarantors (does not necessarily have to be the parent/guardian).

If you as a tenant are unable to meet the rental obligation, a guarantor will guarantee these costs 12 months after you have not paid. Guarantors must be able to bear their own burdens and those of you. If one guarantor earns too little for this, you provide a second guarantor. Pay attention every tenant has it's own guarantors. 

Can I specify the same guarantor as the person I rent with?

No, you must supply your own guarantors.

How do I increase my chances of finding a home?

By supplying all necessary documents neatly and completely via your account. We hand over these documents to the landlord for you. Based on these documents, the landlord makes the final choice. The documents provided will be treated confidentially. You can find more information about this in the Privacy statement.

Is the housing offer up to date?

Yes, the housing offer is current. The employees update the housing supply on a daily basis.

I have a dog/cat as a pet, can I rent a house?

Of course you would like to take your loyal pet to your new home. However, the landlords determine whether or not pets are accepted. The answer therefore differs per home owner. We advise you to include a photo and a story about your pet in your motivation letter.

Vacancy Act

What is temporary rental under the Vacancy Act?

The Vacancy Act provides the opportunity to rent out vacant and for sale accommodation. This requires a permit from the mayor and aldermen of the municipality in which the accommodation is located. The permit is valid for a maximum of five years.
The permit is only granted if: The accommodation is vacant and is actively offered for sale on the internet.

Which accommodation can be rented out temporarily on the basis of the Vacancy Act?

The following categories of accommodation can be rented out temporarily on the basis of the Vacancy Act:
Private owner-occupied homes that are actively for sale through a sales advertisement on the internet.

What about rent protection when renting on the basis of the Vacancy Act?

The rental protection provisions of the Civil Code do not apply in the case of temporary (rental) rental on the basis of the Vacancy Act. However, the lease must be entered into for at least six months and a notice period of at least one month applies for the tenant and at least three months for the landlord. The rental agreement automatically ends when the permit has expired. In that case, if an extension of the permit has been applied for and no decision has yet been made, the rental agreement will continue.
The rental agreement must clearly state that it concerns temporary rental on the basis of the Vacancy Act, the period for which the permit has been granted and the maximum rent stated in the permit.

How is the price determined for temporary letting based on the Vacancy Act?

The basic rent cannot exceed the price stated in the B&W permit. The maximum rent is determined on the basis of the home valuation system (point system)
